Landlord Testing
MW Electrical work for various letting agents in York carrying out Electrical Installation Condition Reports (EICR). These have been required for rental properties from July 2020.
The Inspection briefly consists of testing and inspecting the fuseboard, testing and inspecting random sockets, switches, lights, showers and fixed wiring. We issue a report in plain English and certificate via email within a couple of days. If any defects are found, we would provide a free quotation for carrying out any updating required.
We also offer a single page certificate to the tenants confirming the installation is satisfactory. We also test all fitted smoke alarms during the inspection.
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
New government legislation states that landlords must ensure every fixed electrical installation is inspected and tested at least every five years by a qualified person. The Regulations also state that a landlord is required to obtain a report of the results of the inspection and test, supply it to each tenant within 28 days and retain a copy until the next inspection is due.
1st July 2020 - Rule applies to new tenancies - As of this date, a landlord must supply a tenant with a satisfactory EICR report prior to the commencement of the tenancy.
1st April 2021 - Rule applies to all existing tenancies - A landlord must supply any current tenants with a copy of a satisfactory EICR report.
Maintaining the safety of a tenants home environment is vital and the Electrical Installation Condition Report (EICR) is the best way of monitoring the electrics within the property. MW Electrical have fully qualified electricians throughout the UK completing EICRs.
