Periodic Electrical Inspection or Electrical Installation Condition report?

Periodic electrical inspections were carried out prior to 2012. Electrical Installation condition reports are now carried out in all rented and new build properties. The same procedures are carried out for both Periodic inspection and electrical condition report, however the wording on the certificates is slightly different. The electrical condition report has been introduced from January 2012.

What is the purpose of a Electrical Installation Condition report?

Electrical Installation Condition reports are provided for the safety of persons against the effects of electric shock and burns, protection of property against damage, confirmation that an installation is not damaged or deteriorated and they also identify if there are any installation defect or non-compliance with current wiring regulations.

Why is a Electrical Test necessary?

All electrical installations deteriorate due to wear, overloading, etc. Legislation requires that all installations be maintained in a safe condition. Licensing authorities, public bodies, insurance companies and mortgage lenders may require it.

What legislation refers to an Electrical Test?

Regulation 4(2) of The Electricity at Work Act (1989) and the Memorandum of Guidance published by the Health and Safety Executive. These require that installations meet British Standard BS 7671 as laid out in The IEE Wiring Regulations (17th edition).

Does an Electrical Test apply to my premises?

All electrical wiring installations fall under this legislation whether a private home or a commercial property.
