Electrical

Full or part re-wires to suit the requirements of the client. All work is carried out by ourselves and is covered by a guarantee by the NICEIC. Our hassle free service from start to finish includes all electrical work and plastering services. This means we can provide you with a completely finished service.

Downlights

All new lights are LED lights with a range of different finishes. Fire rated products available. Switching options include dimmer, remote, Movement, Timed, smart wifi and mood options.

Nest heating thermostats installed and fully configured, demonstration always given of the excellent features.

Immersion heaters

Fault diagnosis on existing elements to determine the fault. Rod stat or element replacement service. Elements can be transferred to timed system from manual.

Cookers

Cooker and hob installations from the fuse board. New or replacement of existing appliances. Integrated units installed. Ceramic hobs/induction hobs supplied. Single or double oven. Range cookers supplied. Extractor hoods and systems installed supplied and fitted. Heated drawers.

Earthing

Earthing and bonding upgrades. Existing earthing arrangements checked and verified for compliance with BS7671. Supplementary bonding in bathrooms/kitchens/boilers/radiators metal exposed parts.

Periodic Electrical

Inspection or Electrical Installation Condition report?

Periodic electrical inspections were carried out prior to 2012. Electrical Installation condition reports are now carried out in all rented and new build properties. The same procedures are carried out for both Periodic inspection and electrical condition report, however the wording on the certificates is slightly different. The electrical condition report has been introduced from January 2012.

What is the purpose of a Electrical Installation Condition report?

Electrical Installation Condition reports are provided for the safety of persons against the effects of electric shock and burns, protection of property against damage, confirmation that an installation is not damaged or deteriorated and they also identify if there are any installation defect or non-compliance with current wiring regulations.

Why is a Electrical Test necessary?

All electrical installations deteriorate due to wear, overloading, etc. Legislation requires that all installations be maintained in a safe condition. Licensing authorities, public bodies, insurance companies and mortgage lenders may require it.

What legislation refers to an Electrical Test?

Regulation 4(2) of The Electricity at Work Act (1989) and the Memorandum of Guidance published by the Health and Safety Executive. These require that installations meet British Standard BS 7671 as laid out in The IEE Wiring Regulations (17th edition).

Does an Electrical Test apply to my premises?

All electrical wiring installations fall under this legislation whether a private home or a commercial property.

MW Electrical work for various letting agents in York carrying out Electrical Installation Condition Reports (EICR). These have been required for rental properties from July 2020.

The Inspection briefly consists of testing and inspecting the fuseboard, testing and inspecting random sockets, switches, lights, showers and fixed wiring. We issue a report in plain English and certificate via email within a couple of days. If any defects are found, we would provide a free quotation for carrying out any updating required.

We also offer a single page certificate to the tenants confirming the installation is satisfactory. We also test all fitted smoke alarms during the inspection.

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020

New government legislation states that landlords must ensure every fixed electrical installation is inspected and tested at least every five years by a qualified person. The Regulations also state that a landlord is required to obtain a report of the results of the inspection and test, supply it to each tenant within 28 days and retain a copy until the next inspection is due.

1st July 2020 – Rule applies to new tenancies – As of this date, a landlord must supply a tenant with a satisfactory EICR report prior to the commencement of the tenancy.

1st April 2021 – Rule applies to all existing tenancies – A landlord must supply any current tenants with a copy of a satisfactory EICR report.

Maintaining the safety of a tenants home environment is vital and the Electrical Installation Condition Report (EICR) is the best way of monitoring the electrics within the property. MW Electrical have fully qualified electricians throughout the UK completing EICRs.

Fire Alarm & Fire Detection to protect you and your property!

MW Electrical Services can provide Fire Detection & Fire Alarm systems designed and maintained to protect you and your property.

It is essential that a Fire Alarm is correctly designed, with details of the fire alarm agreed with all relevant parties, i.e. the local fire officer, the local council and insurers as they may impose specific requirements relevant to their field.

A Fire Alarm is now required in most commercial and industrial premises; the system should first be able to detect a fire or a fire condition, and secondly to sound an audible alarm in all parts of the building.

Fire can kill or maim in many ways i.e. asphyxiation, radiant heat, poisoning or burning. However, most accidental fires begin with smouldering and the evolution of smoke and other combustion products, and it is known that in most fires the phenomenon that first threatens human life is the reduction of visibility in escape routes.

As classified by BS5839 the type of Fire Alarm system employed will depend on the type of premises which will determine whether the system is required to protect life or property.

We design and install domestic smoke detectors ranging from single stand alone detectors to mains / battery interlinked detectors for larger houses and HMO’s.

We offer service and maintenance to meet all requirements of local and national authorities as recommended by British Standards. We can carry out one of services and also fault finding of most types of systems.
